Design firm Ware Malcomb is detailing its renovation and rebrand of two office buildings in Parsippany, where it worked on behalf of Onyx Equities.
According to the practice, the upgrades at 4 and 6 Campus Drive include an overhaul of common areas spanning 14,629 and 19,253 square feet, respectively. The firm added that the buildings are mirror images of each other, which it highlighted in a design that is meant to flow seamlessly throughout the lobby areas, corridors, a conference center and a café.
Like the rest of the five-building, 60-acre campus known as The Arbors at Parsippany, 4 and 6 Campus Drive evoke nature and incorporate walls with wood paneling and preserved plant variations that visually align, according to a news release. The buildings also share an outdoor courtyard and a reflecting pool.
“The spaces offer a blend of amenities, nature-inspired design and functionality,” said Marlyn Zucosky, a regional director for Ware Malcomb. “Tenants of these buildings will be able to provide a Class A work environment to employees.”
Ware Malcomb also developed the overall campus plan for The Arbors, a 750,000-square-foot portfolio east of Route 202, including new exterior and interior signage and repurposed campus monument signs. The overall campus is surrounded by trees, nature and walking trails, while offering building tenants an extensive list of amenities.
The design firm also noted that, at 4 and 6 Campus Drive, employees will find first- and second- floor lobby areas that infuse hospitality elements and encourage social interaction. Upgrades to the ceiling and flooring design exemplify physical connection and highlight natural materials.
The conference center, which can be used by tenants throughout the campus, has a training area, private phone rooms, movable and acoustical wall panels and up-to-date AV and technology features, Ware Malcomb said. It also has movable furniture to allow the space to work for any intended use.
Renovations to the original cafeteria and eating space were designed with a modern garden-hall feel in mind, the news release said. Exposure to natural daylighting and variety of seating options gives tenants freedom to use the space for both eating and socializing.
