Woodmont Industrial Partners has leased more than 54,000 square feet at its newly completed industrial property just off Route 440 in Woodbridge.
The building, located at 51 New Brunswick Ave., will serve as the 28th location for Elkhart, Indiana-based R.A.S. Logistics, according to a news release. It will also serve as the company’s first facility in New Jersey, in a deal that comes a year after Woodmont broke ground on the speculative 54,113-square-foot project.

“We’re incredibly proud to stand with Woodmont Industrial Partners to announce yet another milestone accomplishment with the construction and lease of their second world-class distribution center that has established long-lasting economic benefits to the Hopelawn section of Woodbridge Township,” Woodbridge Mayor John E. McCormac said. “We’d like to officially welcome R.A.S. Logistics to Woodbridge and look forward to a continued partnership.”
McCormac joined Woodmont executives including CEO Eric Witmondt, Principal Marc Lebovitz and Executive Vice President and General Counsel Stephen Santola recently to celebrate the lease and the project’s completion. They noted that the building, which sits on the border of the township’s Fords and Hopelawn sections, has 32-foot clear height ceilings, eight exterior dock doors and one drive-in door, along with build-to-suit office space.
Woodmont acquired the site in April 2022, seeking to capitalize on its strong highway access and the ongoing demand for warehouse space in the region. With its location directly west of Route 440, R.A.S. Logistics is now minutes from the New Jersey Turnpike, the Garden State Parkway, Route 9 and other thoroughfares.
“With tenant demand remaining strong for well-located properties with access to major roadways and ports, we’re proud to play a role in contributing to the market’s inventory that will shape the future of the region,” said Anthony Amadeo, an executive vice president with Woodmont. “With the completion of construction at 51 New Brunswick Avenue and execution of a quality long-term tenant, we’ll continue to seek out value-add opportunities in prime locations across the Northeast and Southeast United States.”
The project follows Woodmont’s development of a 101,425-square-foot distribution center nearby, at 85 New Brunswick Ave., which it preleased to Bentley Labs before selling the facility in summer 2021 to EverWest Real Estate Partners. The firm also recently broke ground on a 152,100-square-foot warehouse at 111 Main St. in South Amboy and will soon begin construction on 209,000 square feet in South Brunswick, in partnership with Joseph A. Jingoli & Son. Inc.
