An energy storage firm has leased 63,500 square feet at an Edison commercial building, the largest among three recent deals announced by Zimmel Associates.
The Edison-based brokerage firm said the tenant, EOS Energy Storage, inked a 10-year, full-building commitment at 3920 Park Ave. CEO David Zimmel represented both the landlord, United States Land Resources, and the occupier, which serves the utility industry and commercial and industrial facilities.
“This building was once the corporate headquarters for Thales,” Zimmel said. “The owner gave us the exclusive to market it and did not want to divide the space between multiple tenants. When we learned that EOS was looking for new space in Edison and required heavy power and ample parking, we knew 3920 Park Avenue was a great match.”
Zimmel also brokered two leases at 60 Walnut Ave. in Clark, a 46,000-square-foot office building owned by TAK Realty and Investment LLC. The larger of the two deals resulted in Outer Stuff Ltd., a designer, manufacturer and marketer of children’s sports apparel, expanding from 10,000 square feet to 16,000 square feet in a 10-year lease.

Meantime, law firm Fink Rosner Ershow-Levenberg LLC committed to 4,500 square feet.
“With the two latest deals at 60 Walnut Ave., the building is 100 percent leased,” Zimmel said. “It is an attractive building with ample parking, and is located just off of exit 135 of the Garden State Parkway, close to restaurants, banks and shopping. It offers easy access to Manhattan and major New Jersey highways.
“We handle a number of buildings in the Clark, (New Jersey), area,” he added. “It is a healthy market that has strengthened quite a bit over the past few years.”
