A subtenant at a Franklin warehouse has transitioned into a direct lease while expanding at the property by 46,000 square feet, brokers with Cushman & Wakefield said Thursday.
The occupier, Integrated Supply Network, has signed an 86,000-square-foot, full-building lease at 70 Schoolhouse Road in the township’s Somerset section, C&W said. The independent automotive tool and equipment specialist has transitioned from being a 40,000-square-foot subtenant to occupying the entire property under a direct lease.
Cushman & Wakefield’s Andrew Stypa and Daniel Badenhausen, who are based in the firm’s Iselin office, negotiated the long-term transaction on behalf of landlord Terreno Realty Corp. The team also represented ISN on behalf of Fischer & Co., the tenant’s national real estate adviser.
“The Somerset facility has proven ideal for ISN as it grows its Northeast customer base,” Stypa said. “It is a Class A building offering excellent loading capacity, high ceilings and the flexibility to accommodate the most sophisticated distribution requirements.
“Beyond that, it occupies a prime location within New Jersey’s desirable Lower (Interstate 287) submarket, proximate to major thoroughfares mid-way along the Boston-to-Washington, D.C. corridor.”

With its Somerset location, ISN is less than three miles from I-287 and has toll-free access to northern and central New Jersey, along with Rockland, Orange and Westchester counties in New York. C&W also noted that the company can easily connect to New York City via the New Jersey Turnpike and Garden State Parkway.
