A marketing agency has leased 750 square feet at a Montville office building owned by Diversified Properties, the commercial real estate firm announced Wednesday.
According to the landlord, Nexiix Marketing is relocating from Morristown to its new space at 350 Main Road, which will provide it with greater access to prospective clients in the northern New Jersey area. The two-story, 33,900-square-foot Montville Center property, which boasts a location at the intersection of Interstate 287 and Route 202, is now at full occupancy as a result of the deal.
“Our time-tested value-add approach coupled with an aggressive multitenant leasing strategy has proved successful once again as we celebrate full occupancy at this office building,” said Nicholas Minoia, founder and managing partner of Diversified Properties. “Since acquiring Montville Center seven years ago, we have transformed what had been a distressed property into a destination capable of consistently attracting and retaining quality tenants. We welcome Nexiix Marketing to Montville Center and are confident it will be the ideal space to accommodate their continued growth.”
Established in 2017, Nexiix Marketing is focused on helping small businesses achieve their marketing goals through digital advertising, website design, search engine optimization and branding services, according to a news release. Its client list includes the likes of Bloomble, Sotheby’s, PepsiCo, First Alliance Home Mortgage, Gilead and Provident Bank.
The deal with Diversified marks a milestone for the landlord, which purchased the property as a distressed asset that was 80 percent vacant. Along with upgrades at the building, the firm also built a 98,000-square-foot, 755-unit CubeSmart self-storage facility on what was an adjacent, undeveloped 2.5-acre pad site.
Diversified also provides on-site ownership after relocating its headquarters to Montville Center as part of its repositioning plan. Other benefits at the building include daycare provided by Kiddie Academy and a parking ratio of four spaces per 1,000 square feet.
