PROJECT SPOTLIGHT
Dynamic provided Survey, Site/Civil, Traffic, Environmental and Geotechnical Engineering consulting services for a proposed 1,076,830-square-foot warehouse located within the Industrial Office Redevelopment Zone at 200 Milford Road in East Windsor. The property is situated in an ideal location for commerce given its proximity and visibility to the New Jersey Turnpike Exit 8A, however, it sat undeveloped for years due to numerous environmental constraints and design challenges including ever-evolving regulatory controls. Criss-crossed by easements for PSEG and Colonial Pipeline and severely encumbered with Freshwater Wetlands and Flood Hazard Area and shallow groundwater, the 123-acre site with minimal frontage was limited to roughly 40 percent usable area for development.
CREATIVE SOLUTION
By engaging Dynamic Engineering Consultants early to evaluate the site constraints and development potential, we were able to provide valuable information to assist with the project planning and negotiations. Utilizing our GIS technology and field surveys, we mapped the constraints on site and huddled with the project team in a series of iterative design cycles to establish the maximum Gross Floor Area through creative use of upland area for site circulation, loading and trailer storage, employee parking and safe and efficient access. Additionally, during due diligence Dynamic Earth performed extensive soil testing to appropriately reclassify the soils for optimal stormwater design, which resulted in significant savings in net earthwork and the construction of stormwater management facilities onsite. Creative solutions for this project included soil reclassification, the use of culverts for wetland crossings, non-buoyant underground basins, grading techniques to raise the majority of the site while still allowing for the PSE&G ROW and creative parking lot distribution into multiple lots throughout the property.
