Renters are snapping up homes at a new 297-unit apartment building in Jersey City, in a sign of continued demand for the rejuvenated Journal Square neighborhood.
Developed by Milton Fantin and the Fantin companies, the 16-story Overlook Flats recently secured 60 leases during a two-week stretch, with nearly 50 percent of those residents coming from New York City or Queens, according to a news release. The project at 32 Oakland Ave. is now 75 percent leased after hitting the market last fall under the direction of The Marketing Directors.
“Journal Square has become one of the highest performing rental markets not only in Hudson County, but all of the New York Metro area,” says Jaqueline Urgo, The Marketing Directors’ president. “At the forefront is Overlook Flats, which truly provides every attribute today’s renter desires. The building provides a selection of high-end homes that satisfy differing interior tastes and a one-of-a-kind amenity package that includes modern social and recreational spaces with uninterrupted views of downtown New York City. Its commuter-friendly location near the Journal Square PATH provides great access to Manhattan.”
Designed by architect Michels & Waldron and interior designer Builders Design, Overlook Flats has loft-inspired apartments ranging from studios to three-bedroom homes, with net-effective monthly rents starting from the $2,800s, according to a news release. Amenities include a rooftop deck with a pool and hot tub, chaise lounges, grilling areas and other features, while a second landscaped terrace provides firepits, additional picnic areas, a bocce ball court and a pet playground.
The property also has a lobby with a double-height lounge and sculptural floating staircase, along with indoor amenities such as coworking spaces, a children’s playroom with a parent’s den, a golf simulator and a modern fitness and training center with interactive equipment for on-demand workouts, the news release said. Additionally, Fantin announced recently that it secured two retail tenants at the property, inking new leases with a high-end convenience store and a wine shop.
Residents, meantime, are a five-minute walk from the Journal Square Transportation Center with service to Lower and Midtown Manhattan, Jersey City, Hoboken and Newark. They also have quick access to shops, restaurants and cultural attractions in the historic neighborhood, including the new Food Story Natural Market offering fresh produce, meats, fish, sushi and prepared hot and cold foods, which recently opened next to the PATH station.
Landscape architect Melillo|Bauer|Carman designed the outdoor areas, the news release said. Overlook Flats, which has been designed to achieve certification on the U.S. Green Building Council’s Leadership in Energy and Environmental Design scale, also has a project team that includes JT Engineering as the structural engineer and KEA Engineers as the MEP engineer.
