The owner of a 297-unit luxury apartment building in Jersey City has secured two retail tenants at the property, inking new leases with a high-end convenience store and a wine shop.
According to the developer, Milton Fantin, Overlook Market and Overlook Wine & Spirits will occupy a combined 2,882 square feet of ground-floor space at 32 Oakland Ave. The deals will add to the offerings at what’s known as Overlook Flats, part of the city’s resurgent Journal Square section, where Fantin’s team recently signed its 100th residential lease.
The new retailers will be operated by the same ownership group and are slated to open to the public this year.
“The owners of Overlook Market have a well-earned reputation in Jersey City for providing high-quality products and meeting the needs of neighborhood residents,” said Igor Fantin, business manager at Urban Property Managers, the in-house property management arm of the Fantin companies. “We’re delighted to bring them to Journal Square where they will be a tremendous asset for our residents and the area.”
In a news release, Fantin noted that Overlook Market will be the third store its ownership has opened in an upscale Jersey City residential building, following in the footsteps of River Mart at 65 Maple St. and Lenox Market at 207 Van Vorst St. Each location is stocked with high-end products sought by the community at large and tailored to serve an urban customer base that largely consists of apartment dwellers, offering items ranging from everyday conveniences, candy and organic snacks to prepackaged deli meats.
Overlook Wine & Spirits, meantime, will offer a wide selection of premium wines and spirits, as well as domestic and imported beer.
“We understand that there are a unique set of convenient products those living in apartments need,” said Dixit Patel, owner of Overlook Market. “We work to establish strong relationships with our customers and listen to their wants and wishes so we can offer a selection of high-end products that provide everything they’re looking for. It’s an approach that’s resulted in great success in our other Jersey City locations. We’re excited to be a part of Overlook Flats and the up-and-coming Journal Square community.”
Fantin also noted that it’s in the process of leasing a third retail space at Overlook Flats, a 16-story building that hit the market last September. The retailers will join a Journal Square neighborhood that’s booming with a range of lifestyle activities, including the renowned Mana Contemporary arts center, the restored Loew’s Theatre and the soon-to-open Parisian museum, Centre De Pompidou, along with a host of restaurants, bakeries, cafes, shops, boutiques and community activities.
Designed by architect Michels & Waldron and interior designer Builders Design, Overlook Flats has a mix of loft-style units ranging from studios to three-bedrooms. Other features include a rooftop pool and amenity deck with chaise lounges, grilling areas and other features, along with indoor amenities such as coworking spaces, a children’s playroom with a parent’s den, a golf simulator and a modern fitness and training center with interactive equipment for on-demand workouts.
Landscape architect Melillo|Bauer|Carman designed the outdoor areas, Fantin said. Overlook Flats, which has been designed to achieve certification on the U.S. Green Building Council’s Leadership in Energy and Environmental Design Scale, also has a project team that includes JT Engineering as the structural engineer and KEA Engineers as the MEP engineer.
