A freight-forwarding company has signed a lease in Old Bridge for a nearly 10-acre industrial site with a renovated warehouse space, in a newly announced deal by Sheldon Gross Realty.
In a news release, the brokerage firm said it represented ownership in the transaction at 3220 Bordentown Ave., which includes more than four acres of outside storage along with the 43,159-square-foot facility. The lease by E-ZCARGO Inc., follows Brentwood Realty’s purchase of the property in 2022 — in a deal also brokered by Sheldon Gross — after which the structure and acreage underwent a yearlong refurbishment that helped attract the newest tenant.
Sheldon Gross Realty Executive Vice President Jonathan Glick and Assistant Vice President Matthew Leonelli completed the assignment. Bussel Realty Corp. represented E-ZCARGO.
“Some deals are more complicated and take longer to come to fruition than others,” Glick said. “What really matters is a successful outcome, and that’s what all parties got with this transaction. The property was significantly upgraded, and now the tenant has a location ideally suited to its needs.”
In announcing the deal, Sheldon Gross noted that the 9.94-acre lot is a short drive from the Garden State Parkway and only a few miles from the New Jersey Turnpike. It’s also less than 90 minutes from Center City Philadelphia and an hour from Midtown Manhattan.
