A new 337-unit luxury apartment building in Jersey City’s growing West Side neighborhood is on track to open in early 2024, developer Halpern Real Estate Ventures said Thursday.
The firm said the property, located at 49 Fisk St., will be known as The Birch House to reflect its emphasis on nature, green space and the environment as well as its fully landscaped inner courtyard garden. Those features will be on display in January when Halpern launches leasing at the collection of studio, one-bedroom and two-bedroom homes just east of Route 440 and five blocks from Hudson-Bergen Light Rail service.
The developer is working alongside Corcoran Group Marketing to lease the property, which was designed by Minno & Wasko Architects and Planners. JRM Construction Management is spearheading the build-out.
“The public has kept a close eye on this exciting project as we’ve advanced through the development stages,” said Joel Halpern, president and managing director of investments for Halpern. “As we now prepare to start leasing apartments, interest remains strong, particularly from renters who are seeking alternatives to the rising rents in downtown Jersey City.
“As the city’s West Side continues to evolve into a new destination, The Birch House is poised to become the neighborhood’s residential centerpiece, offering designer homes, outdoor space and practical amenities in a highly sustainable building.”
According to a news release, The Birch House will have ecofriendly features such as waste diversion and energy recovery systems, rooftop solar panels, electric vehicle chargers and rainwater collection for irrigation uses. Its 16,000-square-foot landscaped courtyard will be among several open spaces available to residents, who will also have access to a 17,000-square-foot rooftop with views of the Hackensack Waterfront District, downtown Jersey City and Manhattan.
With interior design curated by The Meshberg Group, the property has amenities such as private and public co-working spaces, a hotel-like lobby with an interconnected stair to the second floor, a speakeasy-style bar and a fitness center, the news release said. Halpern also noted that some one-bedroom units will have home offices.
