More than 300 homebuyers have now committed to 99 Hudson, the new 79-story condominium tower in Jersey City, following a summer surge at the distinctive waterfront building.
According to The Marketing Directors, which spearheads sales at the high-rise, the property secured 31 closings between Memorial Day and Labor Day. That includes seven new sales in August, bucking what the firm said was a market-wide slowdown in late summer, thanks in part to soaring rental prices in the area that are pushing residents to consider buying.
“We’re seeing a noticeable uptick in prospects who were comfortable with renting before being hit with significant post-pandemic rate increases,” said Jacqueline Urgo, president of The Marketing Directors. “This is true for both New York City residents as well as those who were already living in Jersey City and experiencing its dynamic and ultra-convenient lifestyle. Both groups now see the value in purchasing a home in a building with exceptional living spaces, top-of-market amenities and services and a great location.”
Designed by Perkins Eastman, the glass and limestone building offers a range of studios to two-bedroom homes and a limited number of top-floor penthouses. The units offer up to 2,500 square feet and are priced from $548,000 to more than $4 million.
The marketing team also cited the tower’s 65,000 square feet of amenity space, including a modern, 3,800-square-foot fitness center and yoga and Pilates studio, along with a game room, a golf simulator and a work café. Outside, residents have access to a resort-style, eighth-floor amenity deck with an 80-foot-by-50-foot swimming pool, an indoor and outdoor lounge and a dining area with grills, a playground and a dog run.
The location is steps from the Exchange Place PATH station and NY Waterway ferry service, along with the adjacent light rail station. The property also sits directly across the Hudson River from the World Trade Center.
