A marketing and public relations company has leased nearly 15,000 square feet at a new flex warehouse building in Monmouth County, brokers with JLL announced Friday.
The tenant, HAP Marketing Inc., will relocate to 1511 Wayside Road in Tinton Falls after recently agreeing to sell its previous location in Eatontown. It’s set to occupy the new space under a long-term, 14,829-square-foot lease with Stavola Realty Corp.
JLL senior vice presidents Peter Ladas and Gary Politi represented the tenant, while Stavola Realty President Gary Vialonga represented ownership at the 29,440-square-foot building.
“HAP Marketing sought to consolidate their business operations and reduce their overall footprint costs,” Ladas said. “JLL helped the company refine its space-use program and develop a comprehensive market survey of suitable sites with higher ceiling heights in the company’s target area.
“We were able to complete a build-to-suit transaction that met all of the company’s requirements, including a full turnkey tenant improvement package exclusive of landlord’s core and shell base-building work.
JLL said the new building, located at Shafto and Wayside roads, backs up to the Garden State Parkway and Route 18. The property has 28-foot ceiling heights, reinforced concrete construction, tailboard and drive-in loading and other features.
