An investment firm has retained JLL as its leasing agent at a newly updated, 291,550-square-foot office complex in East Windsor.
The brokerage team and the landlord, Strategic Funding Alternatives LLC, are marketing nearly 100,000 square feet of available space at the four-building Windsor Corporate Park at 50 Millstone Road. JLL announced the assignment Monday, less than a year after SFA acquired the property, citing recent common area improvements, updated landscaping, expanded outdoor seating and other upgrades made by the new owner.
JLL Managing Director Thomas Romano, Senior Vice President Vinny DiMeglio and associates Christopher Romano and TJ Romano will lead the agency team at the property.
“We are excited to partner with Strategic Funding Alternatives to lease this dynamic, ideally located property,” Thomas Romano said. “As more and more tenants return to the office, Windsor Corporate Park will be positioned to offer a clean and safe environment along with Class A amenities and great access to highway transportation, further distinguishing it as a leading destination in the marketplace.”
SFA acquired Windsor Corporate Park last spring, with plans to upgrade and draw new tenants to the 39.3-acre campus. In a news release, JLL said the largest amount of available contiguous space is on the third floor of Building 100, measuring roughly 32,000 square feet.
Amenities at the complex include a cafeteria, an auditorium, on-site storage and a recently upgraded, 2,703-square-foot fitness center, among others. The brokerage team pointed to other recent improvements such as renovations to all common restrooms, an enhanced façade and updates to areas such as HVAC systems, flooring, lighting and signage.
SFA and JLL hope to drive occupancy with those enhancements and the site’s access to the New Jersey Turnpike, Interstate 295 and other major roadways.
“At SFA, we pride ourselves on delivering strategic solutions for our tenants with a hands on approach in our management, providing the flexibility they need to address their needs, both now and in the future,” said Jeff Schneider, managing principal at SFA. “Windsor Corporate Park is an ideal location for companies seeking to further advance their businesses.”
