Two vein centers are expanding in northern and central New Jersey with more than 11,200 square feet of combined leasing activity, in a series of deals by NAI DiLeo-Bram & Co.
According to the brokerage team, led by NAIDB Executive Vice President Robert Dinner, the transactions include VIP Medical Group’s 3,600-square-foot lease at Forrestal Professional Center II at 8 Forrestal Road South in Plainsboro. The tenant, a laser vein clinic based in New York City, also committed to 4,100 square feet at 310 Madison Ave. in Morris Township.
Dinner and NAIDB Associate Vice President Robert V. DiLeo represented VIP Medical Group in the long-term lease agreements. Commercial Property Network Senior Director Paul Goldman and Visceglia Realty Group Managing Partner Vic Angeline III represented ownership in the Plainsboro deal, while JLL Executive Vice President Larry Martin represented the landlord in Morris Township.
“These lease agreements speak to the overall demand for high-caliber medical office space in general and the expansion movement within the vein center specialty area, specifically,” Dinner said. “The Forrestal Professional Center II lease also has significance because it is part of NAIDB’s recent expansion within the Mercer County submarket under the NAI Global platform.”
In a news release, NAIDB said VIP Medical Group will open within a new 40,000-square-foot medical office building that is part of a two-building campus on Route 1 and near Princeton Medical Center. It’s leasing the space from Visceglia Realty Group and will build out a multispecialty clinic focused on vein disease treatments and pain management, expanding a footprint that currently includes Clifton, Paramus, Woodland Park, Woodbridge Scotch Plains, West Orange and Edgewater as well as New York City, California and Maryland.
At 310 Madison Ave., VIP Medical Group will be part of a tenant roster that includes Atlantic Health System’s outpatient center, the news release said. The 58,290-square-foot building, owned by The Silverman Group, is one mile from Interstate 287 at Exit 35, providing tenants with easy access to interstates 78, 80 and 280 as well as routes 202, 24, 46 and 10.
In a separate deal, Dinner represented ownership at 200 Metroplex Drive in Edison in a 3,500-square-foot lease with Metro Vein Center. Mina Shehata, a senior director with Cushman & Wakefield, represented the tenant in the transaction at the three-building Metroplex Corporate Center, where users are minutes from both mass transit and several major highways.
