Two tenants have leased a combined 51,000 square feet at a recently upgraded office building in Edison, under a set of transactions announced by Newmark Knight Frank.
The new tenants, Crown Castle USA Inc. and Choice Home Warranty, leased 15,000 square feet and 36,000 square feet, respectively, at the 250,000-square-foot complex known as Lincoln Place. Owned by American Equity Partners, the building sits at 2147 Route 27 and is now more than 90 percent leased as a result of the new transactions.
Newmark Knight Frank Senior Managing Director Jamie Drummond and associate directors Andrew Perotti and Dan Reider represented ownership. Tim Kuhn of Colliers International represented Crown Castle, while David Zimmel of Zimmel Associates represented Choice Home.
“Conveniently located near Route 287, Lincoln Place is a building designed for comfort and located for ease. American Equity Partners saw the potential to convert the property into a true Class A asset,” Drummond said. “They have a strong track record of reinventing older buildings with stylish updates that complement a full suite of amenities, and we knew this would be a tremendous opportunity for today’s tenants.”
American Equity Partners recently completed a multimillion-dollar renovation at Lincoln Place, a four-story property just north of Talmadge Road. The complex now has a renovated lobby and common and restroom areas, as well as new elevator cabs.
NKF also highlighted the building’s full-service café and lounge and a new gym in the building.
“In the last 24 months, we have added 150,000 square feet of new leases,” said David Elkouby, a partner with American Equity Partners. “We are proud of all the work we’ve done so far, and we’re excited to see what comes next for Lincoln Place.”
