A specialty grocer is nearly doubling its footprint at a Bergen County retail property, under a newly announced transaction by NAI James E. Hanson.
The brokerage firm said the tenant, Subzi Bazaar, will expand to 11,900 square feet at 194 Route 17 North in Rochelle Park. The South Asian grocery store currently occupies 6,100 square feet and had expressed interest in growing as Edward Decker, who represents the landlord, was marketing available space at the 18,800-square-foot property.
“A successful marketing strategy entails not only promoting space to suitable tenants in the surrounding communities, but also being able to identify creative solutions that might not initially fit the mold yet still achieve the desired result,” Decker said. “For my client, ACD Realty LLC, their top priority was leasing available space at the property to a quality tenant and through successful marketing, we were able to pique the interest of one of their current tenants who recognized a unique expansion opportunity. This was truly a win-win situation, and I am pleased that the deal worked out for all parties involved.”
Anchored by Outback Steakhouse, the property is now at full occupancy. NAI Hanson announced the deal Monday, touting the site’s proximity to Interstate 80, Route 4 and the Garden State Parkway and a population of more than 200,000 residents within a three-mile radius.
