Two new tenants are coming to the Bell Works campus in Holmdel, including Vonage, the cloud communications provider long based at another building in the township.
The company, which has more than 2,200 employees worldwide, is moving its headquarters to the 2 million-square-foot complex under a lease with Inspired by Somerset Development, the size of which was undisclosed. The second tenant, LT Apparel, has taken 13,086 square feet at the Crawfords Corner Road property.
They are the first two major tenants at Bell Works’ Campus section, a recently added, 72,000-square-foot workspace catering to medium-sized businesses and enterprises. The Garibaldi Group President Jeff Garibaldi, Vice President Tara Keating and Broker Support Analyst Lindsey Florio represented ownership in both deals.
“Companies today are seeking well-designed spaces that inspire and encourage their employees to collaborate and exchange ideas,” said Ralph Zucker, president of Inspired by Somerset Development. “At Bell Works, we find that people arrive with enthusiasm each day as they walk into a place teeming with life. The demand for flexible leasing solutions continues to grow as companies with both small and large footprints seek out spaces where they can expand or condense as needed without sacrificing on best-in-class design and amenities.
“We’re thrilled to welcome LT Apparel and Vonage, two companies that share similar values like community and connection, to our diverse lineup of tenants and know they will fit in seamlessly.”
Vonage, which has offices across the globe, has long been headquartered at 23 Main St. in Holmdel but recently moved to sublet what was a sprawling space. According to Inspired, the new space at Bell Works will accommodate the changing needs of the telecom company’s team members.
“Holmdel has been our home for more than a decade, and we remain committed to this community,” said Stephen Lasher, Vonage’s chief financial officer at Vonage. “Like many companies, in the past two years we have moved to a hybrid working environment. The dynamic, creative, and tech-focused space at Bell Works will allow us to continue to expand right here in New Jersey as we continue to work toward making Vonage a top company for great talent.”
LT Apparel, which is based in New York City, is a family-owned, privately held manufacturer of childrenswear brands such as Adidas Kids, Carhartt Kids and French Toast.
“It’s important to us that we give our employees a special place to work when they come into the office to collaborate with colleagues in a dynamic environment,” said Alfred J. Sutton, vice president of supply chain operations at LT Apparel Group. “There is nothing else in the market like Bell Works, a true one-of-a-kind destination, that fits in as well with our business and culture.”
Vonage and LT Apparel will be among the newest users at Bell Works, where Inspired has revitalized the iconic former Bell Labs research campus as part of an effort that goes back some 15 years. The site has attracted a host of office users from a range of industries, along with retailers, eateries and other community services as part of an indoor, Main Street-style atrium known as The Block at Bell Works.
Inspired announced last fall that it would expand the offerings at Bell Works with the addition of Campus, which serves tenants in search of flexibly termed leasing solutions as their teams begin to return to the office post-pandemic. Businesses at the space have access to break-out rooms, conferencing facilities and the host of retail and dining options on The Block.
NPZ Style & Décor’s Paola Zamudio, who serves as Bell Works’ creative director and lead designer, collaborated with G3 Architects on the design for Bell Works’ Campus workspaces.
