A joint venture has unveiled 20,000 square feet of new high-end office and retail space in Montclair after completing its adaptive reuse of a former self-storage warehouse.
According to the partnership — which includes Greenwood Development, The Becker Organization and Deugen Development — the offerings at 6 Gates Ave. include 5,000 square feet of ground-floor space that can serve businesses such as a clothing boutique, a personal fitness studio, an art gallery or a restaurant. It also includes dedicated outdoor space.
On the second floor, the firms are offering 18 private office suites designed with coworking-style flexibility, according to a news release. The suites come with individual mailboxes, climate control, printer and scanner services, high-speed WiFi, utilities included and complimentary coffee and snack services, providing professionals with an alternative to a home office.
The developers, meantime, say they’ve already welcomed several tenants to new office space on the third and fourth floors, including a therapist, an architectural lighting designer and a pharmaceutical marketing company.
“The transformation of this former self-storage warehouse into a thriving mixed-use development showcases the power of adaptive reuse in revitalizing our urban spaces,” said David Genova, the developer and founder of Montclair-based Greenwood. “We are excited to provide an exciting opportunity for entrepreneurs, retailers, and businesses to thrive in the heart of Montclair.”
The partnership announced their plans for the building early last year after acquiring the nearly century-old property and securing planning board approval for an addition of nearly 2,000 square feet. Originally built in 1926, the former warehouse had served as a moving and storage facility since the 1970s, with a location at the corner of Gates and Bloomfield avenues that enables it to be an extension of the popular and still-growing central business district.
