ON THE HORIZON
Market demand for industrial properties continues to grow as supply remains low, driving rents significantly higher, while demand for residential and strategic mixed-use projects continues upward as well. With rising inflation and expected interest rate hikes, our team anticipates strategically leveraging new and existing financial incentives to facilitate transactions and project economics. We also expect 2022 to bring many new cannabis-related business ventures to our practice as New Jersey moves forward in implementing its adult-use program. These ventures will present additional challenges to the industrial marketplace and perhaps offer a small lifeline to the office market. In addition, we look to continued growth in the alternative energy market as property owners and solar providers take advantage of New Jersey’s continued push toward alternative energy. Finally, as the third round of affordable housing plans near completion, municipalities are already planning for their fourth-round obligations which begin in 2025.

PROJECT SPOTLIGHT
We are representing the property owner and redeveloper of the former Passaic Metal Ware Company site in a transformative multiphase mixed-use redevelopment project, which features several hundred thousand square feet of retail space including a world-class kosher supermarket, Aisle One. The project also includes 137 luxury residential units, office space, a catering facility, and a 500+ space parking structure and surface lot. This complex deal calls into play a broad range of our team’s expertise, including redevelopment, financial incentives, environmental due diligence and remediation, land use and zoning approvals, eminent domain, transactional strategies and drafting and leasing.
