Prism Capital Partners has announced two new leases that will bring health and wellness tenants to a mixed-use building in Rutherford.
According to the firm, the deals at 1 Orient Way include a 3,250-square-foot commitment by Club Pilates and a 2,500-square-foot transaction with JAG Physical Therapy. Both will occupy the ground-floor, 14,000-square-foot retail component that Prism owns at the property, which is topped by four stories of luxury condominiums.
RIPCO Real Estate’s Deb Stone represented Prism in both long-term leases.
“Prism is thrilled to welcome these established, value-add tenants to 1 Orient Way,” said Jon Hoff, president of Prism Property Services. “RIPCO has done a tremendous job of bringing new uses to the building, to the advantage of the entire neighborhood. These businesses and service providers, in turn, benefit from an in-place residential population and highly visible downtown location.”
The retail tenant roster at 1 Orient Way also includes Avis, which recently extended its lease, and The UPS Store, Prism said. The firm noted that 1 Orient Way sits in Rutherford’s densely populated, vibrant, walkable town center with dining, shopping and cultural amenities, adding that it has two remaining availabilities — a 1,500-square-foot unit and a 4,200-square-foot divisible space — that are suitable for retail, restaurant and medical users.
The property is directly across the street from a bus stop and a block from the borough’s NJ Transit train station. Customers and residents are also nine miles west of Manhattan and minutes from routes 17 and 3 and the New Jersey Turnpike.
