TRANSACTION SPOTLIGHT
We recently sold a 400,000-SF facility located on 13 acres. There were quite a few obstacles with this transaction. If there were an award for the most due diligence extensions, we probably would have won “hands-down.” Some reasons for the extended due diligence included a pipeline that needed federal approval if it were to be relocated, redevelopment and/or refurbishment plans, tenant renewals, environmental contingencies, a subdivision and the sale of a subdivided parcel. Both seller and buyer had the fortitude and patience to work through each of these obstacles. It was a long and tedious process but gratifying to have two parties that worked together seamlessly to close the deal. We also recently completed an IOS lease with a notable tenant at 352 Oldham Road, Wayne, NJ, that services Amazon Logistics. The ±7-acre parcel nestled into a mountaintop of the centermost township in Passaic County provided the trucking company with good access and stellar security but most importantly a significant discount from Port- and Turnpike-centric IOS sites. The tenant was being pushed out of their current location due to rising land lease costs and increased demand from other IOS users. This parcel provided a nearly 50% discount on overhead while still checking all the functionality boxes.
