Tishman Speyer has completed its acquisition of parcels in Jersey City that are slated to become two mixed-use towers with nearly 2,000 new luxury apartments.
The firm announced the deal Monday, noting that the project at 50 and 55 Hudson St. will also include more than 70,000 square feet of retail space and a roughly 32,000-square-foot public plaza with a direct connection to the city’s waterfront esplanade. Construction is already underway on the first phase, a 58-story tower at 55 Hudson that will comprise 1,017 apartments, most of the new street-level retail and 75,000 square feet of indoor and outdoor amenities for residents.
Completion of the first phase is slated for early 2027.
“This acquisition demonstrates our conviction in the neighborhood as well as in our long-term vision for these two world-class residential towers,” Tishman Speyer CEO Rob Speyer said. “With 50 and 55 Hudson, we are making a lasting impact on the Jersey City waterfront.”
In a news release, the New York-based developer noted that residents will have sweeping views of New York Harbor, the historic Paulus Hook neighborhood and the Manhattan skyline. The project, which was approved by the Jersey City planning board in late 2022, sits adjacent to the PATH train, the Hudson-Bergen Light Rail and commuter ferries to Manhattan.
Tishman Speyer’s design team at 55 Hudson includes Handel Architects, MHS Architecture, landscape architects Hollander Design and Melillo Bauer Carman and interior designer Michaelis Boyd, the news release said. Each building will be outfitted with Energy Star-certified appliances and seek Fitwel certifications.
The second phase at 50 Hudson calls for a 48-story tower with 924 rentals ranging from studio to two-bedroom floorplans, along with 10,000 square feet of retail and a host of additional indoor and outdoor resident amenities, Tishman said. The waterfront plaza, which will be activated by a range of community events, will be constructed in conjunction with the tower.
