Advance Realty Investors has welcomed seven new retailers at a 450,000-square-foot, open-air center at the site of a former mall along Route 10 in Roxbury.
The largest among them, Burlington Stores, occupies 27,336 square feet at what’s known as The Shops at Ledgewood Commons. The national chain joins a host of existing tenants at the property, which is anchored by a Walmart Supercenter, following Advance’s sweeping redevelopment of the former Ledgewood Mall.
Other new tenants include Ulta Beauty Inc. and Five Below, which occupy 10,739 and 8,480 square feet, respectively, the developer said. The firm has also welcomed Chipotle Mexican Grill, which has taken 2,381 square feet, while a new Five Guys occupies 2,238 square feet.
Two other food service users, Panda Express and Starbucks, have leased 2,200 and 2,239 square feet, respectively.
“The Shops at Ledgewood Commons is a true testament to the incredible resilience and magnetism of the property and its location in one of the most desirable retail markets in the Tri-State region,” said Peter J. Cocoziello, founder and CEO of Advance Realty Investors. “When we first embarked on the redevelopment, we knew it would face certain challenges and then, after considerable progress, COVID-19 presented a completely new and unknown challenge. Today, we celebrate several retailers opening and are proud of the collective resilience and execution to enable the success story that is the reimagination of Ledgewood Commons.”
In a news release, Advance noted that the new 164,087-square foot Walmart Supercenter opened last October, offering an enhanced grocery department, 24-hour operation and a dedicated curbside pickup area. Other retailers at the redesigned retail property include Marshalls, Ashley’s Home Store, Men’s Warehouse, Wendy’s, Red Lobster and Lemon Tree Hair Salon.
“It’s incredibly satisfying to watch the Shops at Ledgewood Commons come to life and transform into the vibrant, dynamic and reimagined open-air center we always knew it could be,” said Jared Minatelli, managing director of asset management of Advance Realty Investors. “We are excited to bring this diverse mix of tenants to the community and provide new commerce and activity where there was once a declining shopping mall.”
The center’s leasing team includes Mike Testa, Bill Farkas and Shane Wierks of Jeffery Realty.
