Prism Capital Partners has signed another retail lease at its new downtown apartment building in Woodbridge, attracting a family-owned salon with deep ties to the central business district.
According to the developer, Vito Mazza Salon & Spa will relocate to the corner of Rahway Avenue and Green Street after committing to 3,600 square feet at the property. The business is slated to debut the new location in late 2022, following more than 55 years in the township.
Prism has now leased around two-thirds of the 10,500 square feet of street-level retail space at what’s known as Avenue & Green, which complements its 232 luxury apartments. Vito Mazza will join LeGrand Coffee House and The UPS Store, which will open this spring, while the developer continues negotiations for the remaining spaces.
“Woodbridge is our home and a special community to us,” said Vito Mazza Jr., the salon’s president, who also serves as president of Woodbridge’s Special Improvement District. “We are focused on continuing to play a role in the downtown’s revitalization. Avenue & Green is the perfect spot for us to relocate, and Prism has been second to none in terms of their professionalism, quality development and commitment to Woodbridge’s revitalization.”
In announcing the lease, Prism noted that Vito Mazza offers hair design and color, massages, manicures, pedicures and makeup application, among other services. Its Hair & Scalp Wellness offering, which will have a separate entrance at Avenue & Green, helps men and women address thinning hair and medical hair loss.
“Vito Mazza Salon & Spa has been an integral part of downtown Woodbridge for decades and is widely known for its quality services and community focus,” said Prism Capital Partners’ Robert Fourniadis, its senior vice president for residential. “We are thrilled to have them join LeGrand Coffee House — the first brick-and-mortar shop for another Woodbridge native, Eric LeGrand — and The UPS Store at Avenue & Green. All of these tenants provide sought-after services for our residents and the entire Woodbridge community.”
The deal comes as residential leasing at Avenue & Green passes the 95 percent mark, Prism said. Introduced last fall, the property has brought new life to the former site of an auto dealership, capitalizing on a location adjacent to the Woodbridge train station.
Avenue & Green has a mix of studio, one-bedroom and two-bedroom homes with upscale materials, design and appliances and a host of services at the building. It also has amenities such as a resident lounge, a high-end fitness center and kitchen and catering accommodations, along with a resort-style pool and landscaped courtyard with private grills, outdoor dining, fire pits and a screening area.
